Booth Rental Information
1 This Agreement is in effect on a month-to-month basis until terminated by either VENDOR or URBAN BASICS (upon thirty (30) days prior written notice to the other party.
2 URBAN BASICS agrees to provide rental space and staff to manage sales of VENDOR’S items.
3 VENDOR may stock their booth anytime during store hours.
4 URBAN BASICS will collect sales tax on sales of VENDOR’S items and remit taxes to applicable taxing authority.
5 URBAN BASICS shall provide liability insurance on its premises.
6 Base rental fees shall be paid prior to the start of the first rental month. Rental fees for subsequent months shall be deducted from monies collected from the sales of VENDOR’S items
7 URBAN BASICS shall be paid a base monthly rental fee of $_______ per month for each VENDORS’ occupied space (#)______
8 URBAN BASICS shall also be paid a monthly 15% commission on VENDOR’S sales. Commission fees shall be deducted from monies collected from the sales of VENDOR’S items. Commission fees cover the costs associated with procession of credit cards, sales tax collecting, accounting, power bill, phone bill, reporting, etc…
9 Vendor checks are ready to pick up after 2:00 pm on the 6th of each month. If rent exceeds sales, then payment by the Vendor is due by the 15thof the month. Vendor is given three chances to make sales at least 50% above their rent (ie: $100 space should get a check for $50 minimum), then Vender may receive a warning letter.
10 If Checks are not picked up or cashed, Urban Basics will not print new ones.
11 VENDOR is responsible for reporting their yearly income from sales at URBAN BASICS to the appropriate government agencies for tax purposes.
12 VENDOR agrees to provide for display and sales, items that are appropriate with the theme of URBAN BASICS (vintage, upcycled, home décor, collectibles, homemade items) AND ARE IN ACCORDANCE WITH Local, State and Federal laws and regulations. (no alcohol advertising, bare bodies, vulgar language)
13 VENDOR agrees to maintain and replenish inventory in their rental space on a weekly basis at a minimum. Keep space clean and orderly.
14 All rentals are for interior booth space. Walkways may not be obstructed with Vendor merchandise
15 Center – Each paying VENDOR with a $50 booth or more may have an opportunity to put items in the Center of The Barn. Furniture and large seasonal home décor only. Please email a photo to email@example.com ahead time. An answer will be sent back within 24 hours whether to bring the item or not. If VENDOR contributes to the Center, you must be willing to volunteer time or food.
16 Clothing – Shoes, bags, and clothing are not allowed in booth space, unless one or two pairs of shoes, bags or clothing compliment the theme in VENDOR booth. ie: a pair of cowboy boots in a western theme booth.
17 Closet – All clothing must be on an Urban Basics hanger. VENDOR may ask for up to 5 hangers a day. Place clothing on pending rack. It is VENDORS responsibility to retrieve items off rejected rack. Reason clothing could be rejected – not on an Urban Basics wooden hanger – dirty or torn – out of season – out of style – smelly.
18 Closet system– Items are put out on the floor by an employee, they stay on the floor for 2 months, then are put on a 50% off rack for one month, when the month is up all clothing, bags and shoes are donated. VENDOR may retrieve items any time along the way.
19 First Friday – First Friday of each month from 4-8 will be a 20% off store wide sale. This is a great advertising event. Price your items accordingly.
20 GroupMe - UB communicates with our vendors through a phone app called GroupMe. You will be invited to join this app and we ask that you respond to be accepted. The app is used only for communication with the entire group of vendors. It should not be used for private conversations. Replies can be made by contacting the store.
21 VENDOR is responsible for his/her own insurance and premise liability. Urban Basics will not be responsible for any loss or damage of merchandise of property or equipment, either from natural or unnatural causes, such as theft, fire, flood, wind, rain or and other cause whatsoever.
22 Move-outs shall occur on or before the last day of the current rental period. Holdovers will be charged an additional month’s rent. Merchandise not picked up within a week of move out date will become property of Urban Basics. Management must be given a written 30-day notice in advance of a move-out By the First Day of the Month.
23 Urban Basics reserves the right to end this contract or choose not to renew it should Vendor not adhere to the terms of the contract.
24 If there are two prices on merchandise it will be sold for the lesser price. (Goodwill tags)
25 Contract is subject to changes, with 30-day notice.
